Speed
Six keys to a fast closing.
Our purchase files average about 17 days to clear to close.* Most of that comes down to a short list. Here it is.
Turn in everything up front
The 17-day average* comes from borrowers who send every document at application. One complete upload beats five partial ones spread over three weeks.Get fully pre-approved first
We review income, assets, and credit at the start, so underwriting is confirming what we already know instead of discovering it under a deadline.Respond same day
Most delays are just 48-hour gaps stacked on top of each other. If we ask for something, it is the only thing holding your file, so send it that day.Leave your finances alone
No new credit, no large unexplained deposits, no job changes between application and closing. Every one of those restarts a review.Pay the appraisal invoice fast
The appraisal cannot be ordered until it is paid. It is the most common delay we see, and the easiest one to avoid.Tell us everything, early
A past bankruptcy, a side business, a gift from a parent. None of it is disqualifying, and all of it is manageable when we know at the start rather than in underwriting.

Questions
Questions we get a lot.
Getting started
How much house can I afford?
Two different numbers matter: what a lender will approve and what feels comfortable every month. We show you both. Pre-approval tells you the ceiling; the payment worksheet conversation tells you where you are comfortable living under it. Most clients end up buying below their maximum on purpose.
What is the difference between pre-qualification and pre-approval?
Pre-qualification is an estimate based on what you tell us. Pre-approval here means an underwrite-backed review of your actual documents, credit, income, and assets, and we stand behind the letter. Listing agents can tell the difference, and in a competitive offer it matters. We do full pre-approvals.
Does getting pre-approved hurt my credit?
A mortgage credit pull typically causes a small, temporary dip. And credit scoring models are built for rate shopping: multiple mortgage inquiries inside a short window are generally treated as one event. One inquiry should not keep you from finding out where you stand.
How long does pre-approval take?
Usually quickly once we have your application, paystubs, and W-2s. If your file has wrinkles, it can take a little longer, and we will tell you exactly what we are working through.
I have student loans. Can I still buy?
Very often, yes. Student debt counts in your debt-to-income math, and how it counts varies by loan program and repayment status. Send us your situation and we will run it both ways rather than guessing.
Can I buy a home with no money down?
VA loans require no down payment for eligible veterans and service members. Other programs start low, and seller-paid closing costs can shrink the cash you need further. We build your exact cash-to-close number before you shop so there are no surprises.
Credit and money
What credit score do I need?
There is no single cutoff we can print here, because it depends on the program and the rest of your file. What we can promise: send us your situation and we will tell you exactly where you stand, and if you are close, exactly what to fix and how long it should take.
My credit took a hit. Now what?
Then we build a credit game plan: specific steps, a realistic timeline, and a check-in schedule. Some of our favorite closings started as credit conversations months earlier. There is no charge for the plan.
Can family help with my down payment?
Gift funds from family are commonly allowed on most programs. They need to be documented properly, usually a signed gift letter and a clean paper trail. Tell us early and we will make the paperwork painless.
Should I pay off debts before applying?
Sometimes yes, sometimes no. Paying off the wrong debt can drain the savings you need at closing without moving your approval. Talk to us before you send a payoff. A few minutes of math can save you real money.
What are closing costs, exactly?
Three buckets: lender and third-party fees (appraisal, title, recording), prepaid items (interest, insurance), and escrow deposits (taxes and insurance reserves). The exact figures are itemized in writing on your Loan Estimate, and seller credits can offset a lot of them.
What is earnest money?
A deposit that travels with your offer to show the seller you are serious. It is held by the title company, not the seller, and it is credited back to you at closing as part of your cash to close.
Offers and closing
How fast can we close?
Our purchase files average clear to close in about 17 days.* The pattern behind every fast file is the same: complete documents up front and same-day responses. Individual timelines vary and are never guaranteed, but the average is real.
What does clear to close mean?
It is underwriting's final sign-off: every condition satisfied, nothing left but scheduling the closing table. When we say those words, you can book the movers.
What can delay a closing?
The usual suspects: documents trickling in late, the appraisal invoice sitting unpaid, the insurance binder arriving last minute, new credit activity mid-process, or a title surprise. Every one of those is preventable or catchable early, which is exactly how we run files.
What happens if the appraisal comes in low?
You have options: renegotiate the price, ask for seller help, cover the gap, or challenge the appraisal with better comparable sales. We walk through the math on each path with you and your agent quickly after the report lands.
Fixed rate or adjustable?
Most of our clients choose fixed for the certainty. An adjustable can make sense for a shorter ownership horizon. We will show you the actual math for your plans and let you decide.
When should I lock my rate?
Locking trades possibility for certainty, and the right moment depends on your closing timeline and your stomach for movement. We explain the lock window, what happens if the closing slips, and we will never pretend to predict the market.
Customizing your loan
Can the length of the loan be customized?
On most programs, yes. We can set the term to match a payoff goal: retirement, a tuition date, or when a rental is paid off. The payment and total-interest math changes with each version, so we run your exact one and show you.
Do I have to put down a round number?
No. Once you clear the minimum for your program, the down payment can be set to the dollar. We often tune it to protect your savings cushion or to hit a payment target, and we show the tradeoff both ways before you decide.
What is a rate lock, and can the length be customized?
A rate lock freezes your pricing while the loan closes. Lock periods can be cut to your actual contract timeline rather than defaulting to 30 or 45 days, and shorter locks often price a little better. If a closing slips, extensions exist, and we walk you through the cost before you ever need one.
How do multiple lenders help me?
Three ways. Competition: lenders price against each other for your loan. Fit: every lender's guidelines have edges, and we place your file where it fits cleanest. Options: if anything changes mid-stream, we have somewhere else to go. One application covers all of it.
Working with us
As a broker, we make lenders compete for your loan, and we match your file to the lender that fits your timeline.
Are you a broker or a lender?
We are a mortgage broker. We shop your loan across multiple lenders and pick the one that fits your file, and our team runs the process from application to closing.
Why use a broker instead of my bank?
Your bank can offer you its own menu. We take one application and shop it across multiple wholesale lenders, then structure the loan around your goal. If your bank's deal genuinely wins, we will tell you to take it, and we have.
Does pre-approval cost anything?
No. Getting pre-approved with us costs you nothing and commits you to nothing. The first money you typically spend in the process is the appraisal, after you already have an accepted offer.
What areas do you serve?
All of Illinois, from our office at Keller Station in Peoria. Most of our clients are in Peoria, East Peoria, Pekin, Dunlap, Washington, Morton, and the surrounding towns; see the Communities page for the local rundown.
I am already working with another lender. Will you look at my quote?
Gladly, and with no hard feelings either way. Send over your Loan Estimate and we will give it an honest read. If their deal is better, we will say so. That second-opinion habit is how a conversation on an airplane turned into a client's first two home purchases.
Can I just text you to get started?
Please do. A quick text to (309) 678-7531 with your name and what you are trying to do is the fastest way in, and we will set a time to talk from there. Calls are always welcome too; texting just skips the phone tag.
How long does the application take?
About 10 to 15 minutes online, and you can save and finish later. Fill it out the best you can; we can adjust anything afterward, and you will upload documents when prompted. The application does include a credit check; that is what makes the pre-approval real.
What happens right after I apply?
We review your credit, income, and assets, then reach out with real numbers and a personalized needs list. From complete file to pre-approval letter is often quick.
Do you work with my real estate agent?
Closely. Your agent gets the same automatic milestone updates you do, and we update letters for every offer you write. If you do not have an agent yet, we are glad to introduce you to strong local ones.
